Guests have full, private access to the entire property, gardens & pool facilities. Please note the outbuildings and annex are not part of the booking unless otherwise booked.

Take advantage of our fishing and canoeing rights on the River that runs through the property – please bring your own fishing equipment & canoes/kayaks/paddleboards!

Children are welcome (highchair and cot are available upon request)
Well behaved pets are welcome on the ground floor of the property at an additional cost. Pets are not permitted in the pool area
We are not held responsible for any issues accrued whilst on the river. Do so at your own risk.

Please do not feed any live stock on the farm
No smoking or vaping inside anywhere
Please lock door and close windows when leaving & venturing outside the property for your own security - we do have 24 hour CCTV around the property
Lost keys will result in a £50 replacement fee
Breaching house rules or causing disturbances may result in a £250 penalty
Please report any issues or damage as soon as possible so we can resolve them quickly
We ask that lights, heating and appliances are switched off when not in use
Guests are responsible for any damage during their stay and may be charged accordingly via the booking platform
